Fitzwilliam Place - A Protected Structure

This project involved the conservation and refurbishment of a fine Georgian building in Dublin built in 1831. The building was converted from office use to two residential units, - an independent two bedroom apartment at basement level and a large single residence to the four floors overhead. A single storey extension was constructed to the the rear to provide new bedroom accommodation based around an enlarged internal courtyard. The granite paved roof to this extension provides a rear terrace for the main residence over so that the additional accommodation becomes almost invisible. The landscaped rear garden is accessible from both this terrace and the lower apartment. The creation of two distinct residential units involved fire compartmentation works and the installation of a fire suppression system, all of which were undertaken with a sensitive and considered approach.

During construction works, extensive dry rot was discovered at the junction of the rear return and main house from basement level to the second floor which had to be carefully treated. All finishes were sympathetically reinstated to match existing using traditional construction materials and workmanship.
